Given the home’s immediate proximity to the water, construction required an elevated focus on durability and moisture management. Every aspect of the building envelope was carefully detailed to ensure proper water sealing, drainage, and long-term protection against harsh coastal conditions.

Inside, the home features several standout elements that define the finished space. Highlights include a custom-designed kitchen, a living room fireplace that anchors the main living area, and a striking glass railing system that extends from the basement through to the second floor— creating visual continuity and allowing light to flow throughout the home.

The exterior was upgraded with Pella windows and doors and Maibec pre-stained siding, providing both performance and a refined coastal aesthetic. During demolition, the team uncovered significant deterioration in the existing garage foundation, requiring a full removal and replacement to ensure structural integrity before proceeding with construction. The home was also outfitted with solar panels, allowing the homeowners to reduce energy consumption while integrating sustainable technology into a demanding coastal environment.

This Shoestring Bay remodel reflects Mullen Building’s expertise in complex waterfront renovations, where careful planning, adaptive problem-solving, and high-level craftsmanship are essential to delivering a home built to endure its coastal setting.
