The new foundation was engineered to withstand flooding and was constructed above the required flood plane, providing long-term resilience in a demanding waterfront environment. Because all mechanical systems were required to be located above the flood elevation, creative problem-solving was essential to integrate modern systems without sacrificing usable living space.









To meet these challenges, the home was equipped with a small-duct high-velocity HVAC system, delivering efficient heating and cooling while minimizing the space typically required for traditional ductwork. This approach allowed mechanical systems to be discreetly housed while maintaining clean architectural lines throughout the home.
